RidgeGate developers are planning two residential projects for
the 3,500-acre parcel of land south of Lincoln Avenue. The
residential developments are expected to take shape next
year.
The new single and multifamily houses will be east of Yosemite
Street along the western edge of the RidgeGate property, said Keith
Simon, developer for RidgeGate.
One of the projects will include 90 units of 2,000-square-foot
townhouses in a walk-up, brownstone style, Simon said.
Constructed by a smaller building company, these houses will
cost about $225,000. The houses will have an urban look, and Simon
said he thinks the development will appeal to future Sky Ridge
Medical Center employees.
The other project will be a residential neighborhood of about 70
detached single-family houses and 70 multifamily
townhouses.
While the townhouses will start at $200,000, the single family
houses will range from the mid- to high-$300,000s, Simon
said.
These houses will have alley load garages so homeowners can
access the garage from a side alley rather than from the front. The
design will contribute to the tighter density envisioned in
RidgeGate.
“There will also be an option for the homeowner to add a unit
over the garage,” Simon said. “This unit could be a small apartment
the homeowner could rent out.”
A larger national home builder will construct the houses in the
development, Simon said.
“The two projects will offer different products for different
people,” he said.
Construction could begin next year, with the first residents
moving in by the end of 2003.
RidgeGate developers also are continuing with plans to build a
40-acre “retail district,” Simon said. The shopping center,
possibly containing a Super Target store and a grocery store, will
be immediately north of the residential component.
“The residential will be ready in advance of the commercial. It
will be near the hospital to give employees a place to live,” Simon
said.
Simon thinks that RidgeGate could draw a mix of residents from
Colorado and other parts of the country, especially because the new
hospital will be recruiting employees from other states.
“As people in the Denver metro area see RidgeGate being built,
they may relocate,” he said.
RidgeGate also is moving forward with road construction and
landscaping. The three major streets, Park Meadows Boulevard,
RidgeGate Parkway and RidgeGate Circle, will open to the public
next spring.
“By the end of the year, the sidewalks will be finished from
Lincoln Avenue to the hospital,” Simon said.
The drought conditions delayed some of the landscaping, but now
that the Denver Water Department recently granted RidgeGate an
irrigation water meter, the developers can begin to drip irrigate
newly planted trees. Much of the landscaping will consist of
drought tolerant and water-conserving grasses.
Lone Tree will have a public meeting at 7 p.m., Nov. 20, in the
Civic Center to give the community an update on the RidgeGate
development.
